Strategic land use planning is how Council plans for the long term — working out where homes, businesses, services and open space should go, and how each of our towns and villages should grow over the next 20 years and beyond.

The Huon Valley is one of Tasmania's fastest-growing regions. Planning ahead means growth can be matched to the roads, water and community infrastructure needed to support it, while protecting the farmland, bushland and village character our community values. It also gives landowners, developers and the State Government a clear, evidence-based framework to work from.

Each of these projects is shaped by community input. Once adopted by Council, they guide day-to-day planning decisions, future amendments to the Tasmanian Planning Scheme, infrastructure planning and applications for grant funding.

Completed projects

Huon Valley Land Use and Development Strategy (LUDS)
Council's overarching strategy for land use across the Huon Valley, guiding where housing, infrastructure and employment should be located as the region grows. Adopted March 2024 and the foundation for every project below.

Huonville Residential and Commercial Precinct Structure Plan (link to final adopted version)
A 20-year framework for sustainable growth in the Valley's main service centre, covering rezonings, specific area plans, infrastructure coordination, developer contributions and Main Street and public realm improvements. Adopted February 2026.

Rural Living Densification Study and Assessment Matrix (link to final adopted version)
A review of Rural Living zoned land across the Valley, covering around 4,000 hectares and 1,820 properties in 29 clusters. Includes an assessment matrix landowners and communities can use to understand where additional housing may be appropriate, and to prepare clearer planning scheme amendment applications. Adopted February 2026.

Huon Valley Housing Plan (link needed)
Addresses the Valley's need for more affordable and diverse housing, and the actions Council can take to support it.

Projects underway

Cygnet Township Structure Plan — a community-led plan for the future of Cygnet, responding to LUDS forecasts that the township will need around 2,500 new homes by 2046.

Huonville ReImagined: Crafting a Future Huonville — supported by $4.69 million from the Australian Government's regional Precincts and Partnerships Program, this project delivers a business case and master plan for five precincts across Huonville.
