Once all required information has been provided and any public consultation period has ended, Council will undertake a final assessment of the planning application.

What is considered in the final assessment?

Council’s planning team will review the application against the relevant planning scheme and consider:

  • Compliance with zoning and planning scheme requirements
  • Any representations received during the public notification period
  • Feedback from internal and external referral agencies such as TasWater, State Growth, or the Tasmanian Heritage Council
  • Any relevant environmental, infrastructure, or public safety considerations

Applications that meet all planning scheme requirements and have not received objections may be approved by Council officers under delegation.

When is an application decided by the Planning Authority?

Some applications must be referred to the Planning Authority (made up of elected Councillors) for a decision at a Council meeting. This is required when:

  • The application has received three or more representations
  • A refusal is recommended
  • The proposal involves significant planning issues that require elected members’ consideration

Applicants and those who submitted representations will be notified when an application is scheduled for a Council meeting.

Decision outcomes

Once an application has been assessed, a decision will be issued. The possible outcomes include:

  • Approved: A planning permit is granted with or without conditions
  • Approved with conditions: Additional requirements must be met before proceeding
  • Refused: The application does not comply with the planning scheme, and a permit cannot be issued

If a permit is granted, it is essential to review all conditions carefully, as some may require modifications to the proposal before work can begin.
